The report gives a likely range and a confidence level: where there are many recent sales of similar homes the range is narrow. Unusual homes, or recent work and improvements, can make the real value differ.
We compare the home with sales of the same type, size and age in the same area over the last two years, look at its own previous sale and at sales in the same building, and bring every price to today with an index built from homes nearby that have sold twice. Each method is weighted by how strong its evidence is.
