Goyt Road is actually a small cul-de-sac of just seven homes, sitting roughly halfway between the centres of Marple and Hawk Green.
It’s a lovely quiet spot, and for anyone with kids, it’s a really handy location. You’ve got some great nurseries and primary schools within easy walking distance, while the canal is no more than a five-minute walk away, giving you loads of options for walks, bike rides and getting out with the kids.
It’s also a really friendly little street. Everyone seems to look out for each other, which I think adds to the appeal of being tucked away in such a small cul-de-sac.
The house itself has recently had a complete refresh, with the owners redecorating most of the spaces in readiness for coming to market.
These homes are a great size and have a really functional layout that I think works particularly well for families. Downstairs, you’ve got two good-sized reception rooms, along with a large kitchen with loads of storage.
This home also has a really handy utility, but one of the more unusual additions is the carport to the side. The owners have clad this in timber and added doors to both the front and rear, creating a really useful extra space. It works brilliantly for storage as it is, but equally you could use it as a home gym, bike store or just somewhere to hide all the stuff that comes with family life!
Upstairs, you’ve got three good-sized bedrooms and a really nice family bathroom.
Outside, you’re spoilt for space at the front. Being right at the bottom of the cul-de-sac, you’ve got a driveway with space for around four cars, as well as plenty of space around the front too, which is ideal if you’ve got kids who want to play out.
The rear garden is another really nice part of the house. It’s predominantly south-east facing and gets loads of sun throughout the day, making it a bit of a sun trap through the summer months.
You’ve got two decked areas, a lawn and raised beds, with fruit trees, blossom and perennial planting that brings plenty of colour throughout the year. The tri-fold doors open straight out onto the decking too, so in the warmer months you can open everything up and it becomes a great space for having friends and family round.
Location-wise, you’ve got All Saints Primary close by, along with Rose Hill Primary and a number of nurseries and pre-schools around Marple. Then you’ve got the canal and some brilliant local walks virtually on the doorstep.
One of the things I really like about the location is how much you can actually do without getting in the car. You can walk down to Tawny Stores for a Friday morning coffee, head into Marple for brunch at All Things Nice, or wander over to The Crown in Hawk Green for a Sunday lunch.
Marple itself is also seeing some investment, with the new Marple Community Hub due to bring together facilities including the swimming pool and library, which will be another great addition to the area.
For me, it’s a really good family location. Quiet and tucked away, with a proper community feel, but with schools, Marple, Hawk Green and some lovely outdoor spaces all within easy reach.
